This duplex penthouse apartment, located in a residential area of the Latina district, in the Alto de Extremadura neighborhood of Madrid, stands out for its east orientation and a two-level layout that maximizes comfort and natural light. On the lower floor is the day area, consisting of a cozy living-dining room with a fully equipped integrated kitchen. From the living room there is direct access to a private 5-square-meter terrace, ideal for having breakfast in the sun or enjoying a moment outdoors.

On this same floor is the bathroom, complete with a shower, in perfect condition and easily accessible from the common areas. The upper floor is intended for rest, with a double bedroom and a single bedroom. Both have skylight windows that provide natural light without compromising privacy, creating a quiet and comfortable environment.

The house is well connected by public transport, about 3 minutes walk from the Alto de Extremadura metro station (L6) and with several nearby bus lines such as 31, 33, 36, 39 and 65. In the surroundings you will find local shops, supermarkets and green areas such as Casa de Campo 3 minutes away with open spaces for recreation, rest and sports activities as well as Madrid Rio 5 minutes away and if you want to access the Old Town of Madrid you have it only 5 minutes away by bus with a direct line.

Booking Information

To speed up the booking process, please submit the required documentation for all tenants when booking.

It is necessary to prove the temporary nature of the stay with documentation (remote work for a limited time, work with a start and end date, studies, renovations in a habitual residence, tourism, medical treatment)

Note:Rent must be paid in advance and in full if none of the above conditions apply

Fees:

  • Deposit: 2 months' rent (due before check-in). Refunded via bank transfer (any bank fees will be charged to the tenant).
  • Admin Fee: 1 month’s rent + VAT
  • TPT (Property Tax): Based on rental duration, 0.5% of the total booking duration.
  • Bills: A fixed consumption fee is paid each month. At the end of the stay, bills will be adjusted based on actual consumption if there has been excessive consumption.

Payment Methods:

  • Bank transfer or credit card.
  • Payments must be received before the 5th of each month.

  • Check-in Times:
    • Monday to Thursday: 9:30 AM - 6:30 PM
    • Friday: 9:00 AM - 3:00 PM
    • Out-of-hours check-in: €30
    • Check-in between 10:00 PM and 08:30 AM: 50€, always subject to availability.
  • Check-out Times:
    • Monday to Friday: Before 12:00 PM
    • Check-out cleaning fee: €99 - €260 (depending on apartment size, deducted from the deposit)
    • Early check-out: The contract cannot be shortened or canceled. A penalty equal to the 2-month deposit will apply.
    • A landlord inspection of the apartment will be scheduled the day before or on the day of check-out.

Rules:

  • Pets are generally not allowed. Unauthorized pets may result in reservation cancellation and forfeiture of the deposit.
  • Registration (empadronamiento): Allowed for stays of 3 months or more.
  • Overnight guests: Permitted on an occasional basis, without additional costs. Subletting is strictly prohibited.
  • Respect quiet hours. By signing the contract, you agree to behave responsibly on behalf of yourself and your companions.
  • Your landlord does not live on the property.
  • Your landlord speaks spanish, english, french and italian.

The reservation is considered confirmed once the required documentation and payment (equivalent to one month's rent) are received and accepted by the landlord.

Arrange your move-in date, key collection and anything else directly with your Landlord. As an extra security step, we will only transfer the first month's rent to the Landlord 48 hours after you move in, unless you contact us with a problem.
